Papamoa's homes and coast
Built recently
Papamoa is one of Tauranga's fastest growing suburbs, with many subdivisions developing at once on its fringes. Papamoa Beach had 34,533 residents in 2023, up 70.0% since 2013.
Still building
715 new dwellings were consented in the Papamoa Beach area in the year to March 2022, easing to 218 in the year to March 2026.
Surf beach salt
BRANZ's summary of NZS 3604 puts land within 500 m of the coast in exposure zone D, and the E2/AS1 Acceptable Solution adds a zone E, severe marine, for breaking surf beach fronts.
Gas in newer streets
13.5% of Papamoa Beach homes used a fixed gas heater as a main heater in 2023, against 9.5% nationally. In 2016 GasNet was reported to have agreements to supply gas to several major new subdivisions here.
Dry homes
Only 8.9% of occupied homes were always or sometimes damp in 2023, against 2.3% always and 15.8% sometimes across New Zealand.
Mild, with frosty mornings
Tauranga Airport, the nearest NIWA station in our facts, averages 54.6 ground frosts but just 3.9 air frosts a year, and Tauranga's July mean low is 6.3 degrees.
Heat pump choices in a Papamoa home
Whole-home systems in newer houses. Consumer NZ says a ducted heat pump has the least visual impact of any system, just small vents in each room, but is slightly less efficient because the ducts lose some heat. A ducted specialist will check the ceiling space and duct runs before quoting.
Fresh air needs its own plan. BRANZ says ducted heat pumps usually recirculate the air already in the house. See home ventilation in Tauranga for the options.
Front-row outdoor units. Ask whether the unit and its warranty suit severe marine air. Rinnai NZ makes the owner responsible for extra corrosion protection in sea air, and LG's warranty excludes damage from corrosive air.
Gas or a heat pump. If your street has gas, a heat pump still gives you heating and cooling from one unit. The gas heating page covers the gas side.
Tell us about the house when you're ready. Registration-checked installers who do this kind of job see it, and if none near Papamoa takes it within 48 hours, heat pump installers across the Bay of Plenty may see it too.
What we'd do
Our take for Papamoa
In a newer house we'd price a ducted system and a couple of high-wall units side by side, because the right answer depends on the ceiling space and how you use the rooms. Close to the beach we'd pay for corrosion protection from day one and book regular heat pump servicing in Tauranga, which Mitsubishi Electric NZ says removes salt from coils and drain trays.
