What's different about the Shore
Salt from two directions
Three major estuaries of the Waitematā Harbour flow through the North Shore, and the east side is a Gulf coastline that takes in Takapuna Beach and the East Coast Bays. BRANZ's summary of NZS 3604 puts land within 500 m of the coast, harbours included, or 100 m of a tidal estuary, in exposure zone D.
Three character points
Birkenhead Point, Devonport and Stanley Point, and Northcote Point are residential Special Character Areas in the Unitary Plan, and Devonport is a business one too. External alterations or additions there are a restricted discretionary activity.
More gas than most places
In 2023, 16.8% of homes in the Devonport-Takapuna Local Board area listed a fixed gas heater among their main heaters, against 9.5% nationally.
A third of homes are joined
Flats, units, townhouses and apartments made up 33.2% of occupied dwellings in Devonport-Takapuna and 32.0% in Upper Harbour in 2023.
Damp in Kaipātiki
Stats NZ counted 24.6% of occupied Kaipātiki homes as always or sometimes damp in 2023, against 2.3% and 15.8% across the country.
New streets in the north
Total dwellings at Long Bay went from 567 to 1146 between 2018 and 2023, and Upper Harbour's occupied dwellings grew 27.1%.
The North Shore jobs we hear about
Retiring a gas heater. With fixed gas more common here than the national rate, plenty of owners ask whether a heat pump can take over. Removing or altering a gas appliance and its pipes is gasfitting work that homeowners can't do (PGDB), and the heat pump needs a registered electrician. The gas heating page covers the gas side.
Townhouses and apartments. Most are unit titles. Tenancy Services describes a body corporate rule banning outdoor units on common property without its consent, so get the body corporate's answer before collecting quotes. Where wall space is short, a ceiling cassette is one option an installer may suggest.
Houses near the water. Ask for corrosion protection on the outdoor unit. BRANZ says coastal installs need extra anti-corrosive coatings, and Rinnai NZ's warranty puts that responsibility on the owner in sea air. Then keep up heat pump servicing in Auckland, and if Kaipātiki-style damp hangs on in warm rooms, look at home ventilation in Auckland.
When you're ready, describe the house and the room. Registration-checked installers who do this kind of work see the job, and your number only goes to the one who takes it.
What we'd do
If we lived on the Shore
We'd start with the address, not the brand. Within 500 m of the harbour, the Gulf or a tidal creek, we'd want corrosion protection on the quote and the outdoor unit where rain can rinse it: BRANZ found sheltered spots near an Auckland harbour held about 3 to 8 times more salt. In a character street or a unit title, we'd ask the council or body corporate first, because the outdoor spot decides the rest.
